The Buildout Process
- Design and review: We start by meeting with your team and understanding what you want to accomplish with your buildout project. If you have plans, we can review those with you to go over general details. Many times the client has a list of specific needs or concerns that may not be on the plans - and so listening to our client and gaining an understanding of their needs is critical. If you do not have plans, we can help you on the design end and provide in-house design services - including full architectural services, mechanical/electrical/plumbing design (MEP), and cabinetry design.
- Estimating and proposal: Once we have the plans and specs, we focus on compiling a thorough and competitive construction quote for your custom project. We go over the proposal with you and are happy to work with you on making any final tweaks to the proposal to fit your needs.
- Material selections: once your plans are permitted and your contract is finished, you may need assistance in selection of materials - and if so our in-house design team is here to assist. We have a full service showroom as well featuring cabinets, countertops, flooring, tile, paint, and more.
- Construction team is ready to help: once the permit is in place, construction can begin. We have an experienced and talented Construction team that is ready to work with you on your custom project. Our construction team includes your project manager, project coordinator, and in-house craftsman. We have always done much of our work in-house, as we feel this provides a higher quality product for our clients.
- Key aspects of a buildout: there are many key aspects to an interior build out - typically these include:
- Demolition: removing and hauling off any existing materials in an organized and clean manner so that we can get our site ready for re-construction as quickly as possible.
- Framing and foundation: Framing in the new walls to create the new areas for your new space. Trenching the concrete slab so that the wiring and plumbing can be moved to new locations.
- Storefront glass: Adding new storefront glass can make a real difference in how your space looks as your clients approach the entry.
- Mechanical, electrical, plumbing: Installation of new plumbing supply and drain lines, electrical wiring, and ductwork.
- Drywall and insulation: installing insulation so that your space is properly insulated to maximize energy efficiency but also to address sound.
- Lighting: lighting is a key factor in your clients experience. Having enough lighting and the right type of lighting is critical.
- Cabinets and countertops: Installation of cabinets and countertops at reception areas, offices, closets, etc.
- Doors and trim: Installation of doors, baseboard, door casings, crown molding, and other specialty moldings.
- Flooring: Numerous products are recommended for commercial use - we typically install LVT, porcelain tile, engineered wood, or other hard surfaces.
- Ceilings:Installation of hard ceilings like drywall as well as acoustical grid ceilings.
Quality Completion: once the project is completed and the final inspection has passed, your project manager will walk the project with you and address any final punch items quickly and efficiently. It is important to us that we finish your project quickly and address any punch items quickly so that you can move into your new space as soon as possible and start your new business.
